Real estate is a local, high-trust business. YouTube is the only platform where someone will watch you for 10 minutes straight, learn from you, and then call you to list their home. Instagram gives you 15 seconds. YouTube gives you the time to build real authority.

The 5 Video Types Every Agent Needs

1. Market Update Videos (Monthly)

"[City Name] Housing Market Update — [Month] 2026." These are your bread and butter. They rank in local search, position you as the market expert, and give you something to share with your sphere every month.

Keep them under 10 minutes. Show data, give your interpretation, and end with: "If you're thinking about buying or selling in [city], let's talk. Link below."

2. Neighborhood Tours

"Living in [Neighborhood Name] — Everything You Need to Know." These rank for hyper-local searches that buyers are making. Film yourself driving through the neighborhood, show the schools, parks, restaurants, and community vibe.

Pro tip: These videos have a shelf life of 2-3+ years. One neighborhood tour can generate leads for years with zero additional effort.

3. Buyer/Seller Education

"First-Time Home Buyer Mistakes to Avoid" or "5 Things That Kill a Home Sale." Educational content positions you as the trusted advisor, not just another agent trying to get a listing.

4. Property Walkthroughs

Not just listing videos — proper walkthroughs with narration. Tell the story of the home. Point out features. Give your honest assessment. These attract buyers AND impress potential sellers who see how you market properties.

5. Behind-the-Scenes Content

Show a day in the life. Show your inspection process. Show how you handle a tricky negotiation (without names). This content humanizes you and builds the trust that turns viewers into clients.

The Lead Capture System

Views don't pay commissions. Leads do. Every video needs:

  1. A lead magnet in the description: "Download my free [City] Buyer's Guide / Seller's Checklist / Market Report"
  2. A verbal CTA: "If you're thinking about buying or selling in [area], I'd love to help. Book a free consultation — link in the description."
  3. Your contact info: Phone, email, and booking link in every single description. Make it easy.
